Documenting a foreclosure property

Walk every room, the garage, and the yard with your phone before requesting a quote — foreclosure loads are unpredictable, and the photos protect everyone. Include shots of anything unusual: heavy items, damaged flooring under piles, or rooms packed to the ceiling. The quote is only as accurate as the documentation.

Legal timing and ownership of contents

Texas has specific rules about when former-occupant belongings can be disposed of after a foreclosure or eviction. Confirm with your attorney, agent, or property manager that contents are legally clear to remove before scheduling. We coordinate the hauling; the legal green light has to come from your side.

Getting to lender- and listing-ready

Banks, asset managers, and listing agents usually need interior photos of an empty, broom-clean property. That's the standard crews work to on these jobs: contents out, debris bagged and gone, garage and yard cleared. Recurring property managers can send each new address through the same photo-quote process.

No. The property must be legally vacant with contents cleared for disposal before a crew is scheduled.

Yes — repeat requests follow the same process, one photo set per property, quoted upfront each time.

What about biohazards or squatter damage?

Disclose conditions honestly in photos. Standard crews handle junk and debris; biohazard scenes need specialty remediation first.
